What Are Special Inspections?
Special inspections are code-required observations and tests performed during construction to verify that structural components and life-safety systems are installed in accordance with the approved plans, specifications, and building code requirements. Required under Chapter 17 of the International Building Code (IBC), special inspections apply to work that is critical to the structural integrity of a building.
Why Are They Important?
Buildings are designed to resist extreme loading conditions like high winds and seismic events. Special inspections confirm that the actual construction matches those design assumptions. Without them, there is no independent verification that critical structural elements were built as specified. They protect public safety, satisfy code and permitting requirements, and give owners and design professionals documented assurance that the work was done right.
What We Inspect
LOI’s qualified special inspectors provide observations and testing across all major structural disciplines, including:
- Reinforced concrete placement, sampling, and testing
- Structural steel bolted and welded connections
- Masonry construction, mortar, and grout verification
- Soils and earthwork for structural fill and foundations
- Deep foundation installation (driven piles, drilled shafts)
- Cold-formed steel and light-frame construction
- Post-installed anchors
- Fireproofing and fire-resistant assemblies
How We Work
LOI’s special inspectors are embedded in your project’s construction schedule, present when critical work is being performed. We coordinate with the design professional and contractor to ensure inspections happen on time, reports are delivered promptly, and any non-conforming work is documented and communicated before it becomes a bigger problem. At project completion, we prepare the Final Report of Special Inspections required before a Certificate of Occupancy can be issued.
